// The Challenge

The property management team was running a 200+ unit luxury complex with a patchwork security setup that had accumulated over a decade of mismatched additions. Three separate camera systems with incompatible software. Access control that required physical keys for half the entrances. No centralized monitoring — just a security guard doing rounds with a clipboard.

The property had also seen three break-in incidents in 18 months — each of which a properly designed system would have caught or prevented. The gap between what the property marketed to residents and what it actually delivered was growing. The cost of inaction was no longer theoretical.

// The Solution

The entire security infrastructure was rebuilt from the foundation. The patchwork camera systems were replaced with a unified 4K camera grid — 180 cameras covering all entry points, parking structures, amenity areas, and building corridors — all feeding into a single ADT Command monitoring platform.

Access control was overhauled with smart keycard and mobile-credential readers at all 32 access points: building entrances, parking gates, pool and gym access, elevator banks, and service corridors. A new tenant gets provisioned in ten minutes, a departing tenant gets deactivated instantly. No key retrieval required.

The monitoring station was consolidated into a single command interface. One operator, one screen, full property coverage. Alerts route automatically to the appropriate response level.

// The Outcome

In the twelve months following deployment, the property recorded zero unauthorized access incidents. Camera coverage contributed to the resolution of two insurance claims — clear footage of a vehicle collision and a slip-and-fall in the lobby. Resident satisfaction scores for "safety and security" moved from the bottom quartile to the top.

The property management team reduced security staffing costs by consolidating three overnight guard positions into one centralized monitoring role. The system pays for itself in year one.
